About the averages. Where a comparison is shown for a 30-year conforming loan, it is against the Optimal Blue index for that borrower's own credit-score and loan-to-value band, built from rates actually locked across roughly a third of U.S. mortgage transactions. Where no banded index exists, the comparison falls back to a program-wide national index: Freddie Mac's Primary Mortgage Market Survey for conventional, Optimal Blue for FHA and VA. Those average all borrowers and are not adjusted for any borrower characteristic. Either way the index includes borrowers who paid discount points to lower their rate, while a rate on this page states its own points where it carries any, so some of any gap in either direction reflects points rather than pricing. Thinly traded bands publish less often; every figure carries its own date, and nothing is shown once it goes stale. The borrower-profile figures are medians from published surveys describing the typical U.S. borrower, not averages of one another, and the loan-to-value figure is measured directly rather than derived from the other rows.

About discount points. Where a rate on this page carries discount points, the number of points and their approximate dollar amount are stated on the same card as that rate. Points are a charge paid at closing to lower the rate: the same loan is available without them at a higher rate, and a rate quoted with points is not comparable to one quoted without. A rate shown with no points stated carries none.
Other costs are not shown here. This calculator excludes lender credits, origination charges, title, recording, appraisal, and prepaid items. Payments are principal, interest, and mortgage insurance only; they exclude property taxes, homeowner's and flood insurance, and HOA dues, so a real payment would be higher.
